What are NDIS Home Modifications?

They’re changes to a person’s home that assist in access, safety, security and independence. Home modifications are designed and completed with a goal of helping keep someone comfortable in their own home.

In some cases, having a customised home is the difference between someone being able to remain in the relief and familiarity of their own home, or having to move into alternate housing, that may be more suitable for their needs. You may require NDIS home modifications if you have:

  • Safety concerns moving around your home
  • Concern utilising rooms within your home
  • Difficulty with personal care tasks, such as showering or going to the toilet
  • Carers of whom need to support you safely

Evolve Therapy Services’ Occupational Therapists specialise in NDIS Home Modifications, offering a range of services to support individuals in achieving accessible and safe living environments. Here’s how we can assist you:

  • Comprehensive Assessments - Our experienced professionals conduct thorough assessments to evaluate your specific home modification needs, taking into account your mobility, safety concerns and daily living requirements.
  • Tailored Solutions - Based on the assessment findings, we work closely with you to develop personalised plans that address your unique home modification goals. We consider your preferences, budget and NDIS funding to ensure a tailored and effective solution.
  • Integration with NDIS Plans - NDIS home modification recommendations must align with NDIS guidelines and the participant’s plan. Our team provides assessments and reports to support the application process and help ensure proposed modifications meet funding requirements.
  • Expert Project Management - We provide expert guidance and support throughout the entire home modification process, from concept to completion. Our team liaises with NDIS project managers and builders to ensure that your modifications are implemented to Australian and relevant funding body standards.
  • Ongoing Support - Our commitment extends beyond the completion of home modifications. We offer ongoing guidance and support, monitoring your evolving needs and making any necessary adjustments to ensure your home remains safe, accessible and suitable for your requirements.

Evolve Therapy Services can help you navigate the NDIS process and create a living environment that promotes independence and enhances quality of life.

Types of NDIS Home Modifications

The NDIS categorises home modifications as either minor or complex, dependent on the level of complexity surrounding the modifications. Minor modifications are either Category A or B, depending on cost and one or two other factors and in accordance with the NDIS guide, generally:

  • Are changes that are non-structural, meaning that the modifications will not alter the supporting structures of your home
  • Only concern one or two areas in your home
  • Possess a low risk of major problems being encountered during, or after works are completed
  • Cost less than $20,000 in total

Complex home modifications as designated by the NDIS, are significantly more expensive and higher risk, from a safety perspective. They’re often structural adjustments to your home, that can involve multiple tradespersons.

From a complexity standpoint, they will likely require building approvals and permissions. They could involve a number of rooms, and/or adjoining areas and they can often be disruptive, taking a number of weeks to complete. Common areas of modification include:

  • Bathroom modifications
  • Kitchen modifications
  • Access areas
  • Mobility installations such as hoists, lifts and climbers
  • Environmental controls

NDIS Home Modifications FAQ’s

The NDIS uses several guidelines to determine whether home modifications will be funded. These include:

  • The modification must support the participant’s independence and enable them to carry out activities of daily living.
  • The modification must be cost-effective and the most appropriate solution for the participant’s needs.
  • The modification must align with the participant’s NDIS plan and support their goals and aspirations.

In order to determine if a home modification is eligible for NDIS funding, an NDIS planner or Local Area Coordinator must assess the participant’s needs and make recommendations for appropriate modifications.

The participant’s NDIS plan must include funding for home modifications, and the modification must be approved by the NDIS prior to any work being carried out.

Important: The NDIS typically funds only necessary modifications and in some cases, participants may need to contribute to the cost. For the most up to date information on NDIS home modifications and funding eligibility, it is best to speak with your LAC or visit the NDIS website.
