Types of NDIS Home Modifications

The NDIS categorises home modifications as either minor or complex, dependent on the level of complexity surrounding the modifications. Minor modifications are either Category A or B, depending on cost and one or two other factors and in accordance with the NDIS guide, generally:

  • Are changes that are non-structural, meaning that the modifications will not alter the supporting structures of your home
  • Only concern one or two areas in your home
  • Possess a low risk of major problems being encountered during, or after works are completed
  • Cost less than $20,000 in total

Complex home modifications as designated by the NDIS, are significantly more expensive and higher risk, from a safety perspective. They’re often structural adjustments to your home, that can involve multiple tradespersons.

From a complexity standpoint, they will likely require building approvals and permissions. They could involve a number of rooms, and/or adjoining areas and they can often be disruptive, taking a number of weeks to complete. Common areas of modification include:

  • Bathroom modifications
  • Kitchen modifications
  • Access areas
  • Mobility installations such as hoists, lifts and climbers

What guidelines do the NDIS use to determine whether home modifications will be funded?

The NDIS uses several guidelines to determine whether home modifications will be funded. These include:

  1. The modification must support the participant’s independence and enable them to carry out activities of daily living.
  2. The modification must be cost-effective and the most appropriate solution for the participant’s needs.
  3. The modification must align with the participant’s NDIS plan and support their goals and aspirations.

In order to determine if a home modification is eligible for NDIS funding, an NDIS planner or Local Area Coordinator must assess the participant’s needs and make recommendations for appropriate modifications. The participant’s NDIS plan must include funding for home modifications, and the modification must be approved by the NDIS prior to any work being carried out.

It’s important to note that the NDIS may only provide funding for necessary modifications, and participants may need to contribute to the cost of the modification. How do Occupational Therapists assist with Home Modifications?
