What are NDIS Home Modifications?
They’re changes to a person’s home that assist in access, safety, security and independence. Home modifications are designed and completed with a goal of helping keep someone comfortable in their own home.
In some cases, having a customised home is the difference between someone being able to remain in the relief and familiarity of their own home, or having to move into alternate housing, that may be more suitable for their needs. You may require NDIS home modifications if you have:
- Safety concerns moving around your home
- Concern utilising rooms within your home
- Difficulty with personal care tasks, such as showering or going to the toilet
- Carers of whom need to support you safely

Types of NDIS Home Modifications
The NDIS categorises home modifications as either minor or complex, dependent on the level of complexity surrounding the modifications. Minor modifications are either Category A or B, depending on cost and one or two other factors and in accordance with the NDIS guide, generally:
- Are changes that are non-structural, meaning that the modifications will not alter the supporting structures of your home
- Only concern one or two areas in your home
- Possess a low risk of major problems being encountered during, or after works are completed
- Cost less than $20,000 in total
Complex home modifications as designated by the NDIS, are significantly more expensive and higher risk, from a safety perspective. They’re often structural adjustments to your home, that can involve multiple tradespersons.
From a complexity standpoint, they will likely require building approvals and permissions. They could involve a number of rooms, and/or adjoining areas and they can often be disruptive, taking a number of weeks to complete. Common areas of modification include:
- Bathroom modifications
- Kitchen modifications
- Access areas
- Mobility installations such as hoists, lifts and climbers
- Environmental controls
